Refurbishment of May and Gunnet Court, Edinburgh

Having established a framework to identify an approved, certified, and professional list of contractors, the City of Edinburgh Council ran a mini competition process to select a competent, experienced contractor for this complex project, appointing A.C. Whyte as the successful contractor.

The contract involved the external and internal retrofit of two, nine storey blocks of 96 mixed tenure flats in North Edinburgh. Works included the installation of external wall insulation finished with a proprietary polymer render system, roof, soffit, window and door renewal, walkway upgrades and new ceilings finishes internally, along with associated mechanical, electrical, and external fabric works.

Delivered under the new PAS 2035 standard, this energy efficiency focused project, comprising both Local Authority tenants and homeowners, attracted Energy Company Obligation(ECO) funding. Our External Wall Insultation solution for the blocks, Soltherm 75 silicone system met the eligibility criteria for Innovation under the ECO scheme.

Scope of works:

  • Design and erection of a protective scaffold to facilitate works
  • Installation of Soltherm 75 Silicone External Wall Insulation system
  • Insulated warm deck roof installation
  • Liquid plastic system installed over existing walkways floor
  • Existing internal rainwater system taken external and connected into the drainage system
  • Existing walkway balustrades removed and replaced with new ballstrades with toughened glass inserts
  • Installation of FD60 entrance doors and side screen
  • Installation of ‘Secure by Design’ UPVC, double glazed, tilt and turn windows
  • Mechanical Ventilation Upgrades
  • Lightening Protection renewal
  • New Fall Arrest system
  • New communal IRS system
  • Asbestos Removal

With a North Edinburgh, near city centre location, May and Gunnet Court with 96 residents required a robust traffic management plan, site logistic plan, risk assessment and method statement and Customer Engagement Strategy to enable works to progress smoothly and safely, all of which were developed and executed by our experienced-on site delivery team.
