Blochairn Housing Association

Roystonhill, Strip and Reclad Project

We undertook the strip and reclad of 17 blocks at Roystonhill for Blochairn Housing Association, improving the safety, energy efficiency, and comfort of 102 homes across 3-storey flats.

The existing cladding, made from white polystyrene, presented a significant fire risk. Our work focused on removing this hazardous material and installing a safer, more energy-efficient cladding system to enhance thermal performance and reduce fire hazards, providing long-term benefits for the residents’ safety and comfort.

Stripping the flammable existing insulated render systematically in smaller sections, temporarily sealing them at the end of each working day
Cutting back projections to achieve a plumb surface
Preparing the existing insulation substrate for over-cladding with a new insulated render system
Removing and replacing existing windows and front and rear close doors, and renewing the door entry system
Renewing all eaves and soffit boarding with a foil-faced product
Addressing existing gas and Virgin Media services
Replacing gutters and downpipes
Repairing roofing felt at the eaves, and relaying tiles
Improvement works to the front and rear garden areas + electrical upgrades to front and rear close lighting

The Results

The project successfully mitigated the fire risk posed by the previous cladding system, ensuring the building’s safety for its residents.

By replacing outdated windows, doors, and cladding, we significantly improved the building’s thermal efficiency, contributing to enhanced comfort and reduced energy costs. The electrical upgrades, new gutters, and roofing repairs ensured the building’s long-term functionality, while the refurbishment of garden areas and external finishes boosted its visual appeal and overall condition. The comprehensive improvements not only met the client’s objectives but also enhanced the residents’ quality of life and security.
