Murrayburn and Wester Hailes

This regeneration and major refurbishment project involved mixed-tenure blocks of flats across Murrayburn and Wester Hailes, Edinburgh.

Spanning 67 four- and five-storey blocks with a total of 525 properties, the project aimed to improve the energy efficiency, comfort, and overall living conditions of residents. A comprehensive programme of works was delivered, including external wall insulation, roof replacements, ventilation upgrades, and communal area enhancements, ensuring sustainable, long-term benefits for the client and residents.

Installation of the full Wetherby A1 Mineral Wool External Wall Insulation (EWI) system, along with underfloor, loft, and eaves insulation
Stripped and fully replaced the existing roof
Extended and renewed the fascia and soffit to accommodate the EWI works
Installed new communal windows
Ventilation was technically assessed and replaced/improved in accordance with building regulations
Internal wall insulation was added to the drying areas
Renewed both the drying room and bin chute doors to eliminate thermal bypass with communal walls
Decorated the internal communal areas and rain screen cladding was installed

The Results

The project delivered significant results, including improved thermal performance through the installation of external wall insulation, loft, eaves, and underfloor insulation, reducing energy consumption and heating costs for residents.

Ventilation systems were upgraded to meet regulations, thermal bypass issues were resolved, and communal areas such as drying rooms and bin chute doors were enhanced. A bespoke tenant engagement strategy ensured 100% access, overcoming language and demographic challenges while maintaining resident satisfaction. The project was delivered efficiently despite labour shortages, with all seven phases completed within budget and to a high standard, revitalising the properties and aligning with the client’s long-term regeneration objectives.
