Coatbridge, Full House Retrofit

North Lanarkshire Council have committed to significant investment to improve the quality of their housing stock.

The main objective of this project, consisting of 52 terraced properties, was to provide their tenants with a more energy efficient home which was warmer, comfortable, quieter and less expensive to heat, where AC Whyte was appointed to undertake a full house approach.

Due to the scope of this project, tenants were temporarily relocated while the works were carried out. The project was split into eight phases, requiring careful coordination to relocate residents into temporary accommodation for 14 weeks.

Complete removal of the entire roof structure and replacement with a new timber roof structure
A fully designed scaffold with temporary roof and associated kentledge was co-ordinated and installed, specific to each phase, secured throughout the works and at the end of each working day

The Results

The project successfully upgraded 52 properties, significantly enhancing the  energy efficiency and comfort of residents homes. By offering our technical assistance, we proposed reducing the proposed two layers of insulation to one layer of 100mm, we achieved the required U-value and helped the client maintain budget.

The integration of Solar PV panels further boosted the SAP rating, reaching the desired B rating. Additionally, the installation of new heating systems, detectors, and cavity wall insulation ensured both comfort and safety. Throughout, careful coordination of resident decanting and constant communication with tenants ensured a smooth process, with no disruptions. The project was delivered on time and within budget, achieving Client goals.

The NLC Project Team was impressed with the professionalism demonstrated throughout the complex refurbishment project. ACW effectively managed the complex works including the removal/replacement of our steel structure roofs and the associated interaction with affected tenants, all while maintaining clear communication and minimising disruption.

AC Whyte’s commitment to quality and attention to detail helped ensure the project was completed timeously and to the required standard. The effective communication and collaborative approach made the process smooth and fostered a strong and positive working relationship. The improvements delivered, including the new roof, insulation and top-floor refurbishment, has greatly enhanced tenant comfort, reduced energy costs and provided an improved living environment in the area.
