Ashlea Court Care Home

This high-risk retrofit project involved the removal and replacement of combustible ACM cladding from a fully occupied care home in palliative care, addressing fire safety concerns. With complications in securing new coverage due to the presence of ACM panels and uncertainty surrounding the steel frame structure, the project was fast-tracked to ensure the building’s safety and continued operations.

Given the vulnerability of the residents and the impact of the COVID-19 pandemic, careful planning for safe access, egress, and infection control was essential. The project was executed with the utmost attention to health and safety, fire risk mitigation, and operational efficiency.

Stripping off the ACM composite panels
Carefully reviewed the designs to determine the necessary bracing and structural asjustments
The installation of Permarock EWI system comprising A1 non-combustible particle board, 110mm thick Permarock Lamella insulation on Lamella adhesive, a reinforcement layer, primer, and a silicone finish
Removal and replacement of gutters and downpipes
Performing remedial work on internal ceilings
Installing new fire exit lights and fire-rated aluminum entrance doors
Groundworks also included the construction of a new landscaped ramp

The Results

Given the strict timeframe due to fire safety concerns, and the vulnerability of residents in palliative care, this project was fast-tracked to ensure safety and compliance. Despite the challenges of working through intermediate COVID-19 lockdowns, we successfully removed the hazardous ACM panels and installed a non-combustible EWI system, improving the building’s fire resistance.

The project was completed without any reportable accidents or incidents, and fire risk was mitigated throughout. Over the 20-week programme, we ensured uninterrupted access and egress to the fully operational care home, maintaining safety and minimising disruption to residents.
